For property managers and agencies
Pool safety for property managers
A house with its own pool can't be leased in Queensland unless a pool safety certificate is in effect. Track every certificate, check pools between visits and book a licensed inspector from the property page.
The demo is your own private copy with made-up example data. No sign-up, and it's deleted automatically after about a day.
Business plans start with a 14-day trial, no card required. Prices include GST.
Where pool safety catches property managers out
The problems are usually small, and they show up at the worst time.
Expiry dates
Non-shared certificates last 2 years, so one can lapse between leases without anyone noticing.
Wear and tear
Gate closers weaken, latches drop and ground levels change.
Tenant changes
Furniture, pot plants and barbecues end up in the non-climbable zone.
Failed inspections
A nonconformity notice means repairs and a second visit, and a non-shared pool can't be leased without a certificate in effect.
What PoolPreCert gives you
Real screens from the app, with example data.
Every certificate expiry in one place
Record each pool's certificate and see which are current, expiring soon or expired. Reminders go out at 60 days, 14 days and on the day.
- Request an inspection from the certificate screen
- Keep each pool's reports and open defects with the property

Preferred inspectors, one tap to book
Save the inspectors you use, or add one who isn't on PoolPreCert, and set a default for each property. Requests for a quote or booking go straight from the property page.
- Asking an inspector for a quote or a booking is not an inspection: only a licensed inspector can inspect and issue a certificate

Each rental, its landlord and its paperwork
Link properties to the landlord or owner, add more than one pool per property, and see inspections, quotes and invoices for that property in one place.

Your whole portfolio at a glance
Filter pools by certificate status, manager, suburb or usual inspector, book an inspector from the row, and download the list as CSV or PDF.

Invoices across the portfolio
Quotes and invoices created from PoolPreCert are listed with their status, and each links to its property and landlord. Amounts and status come from your Xero file.

Built for a rent roll
Bring your portfolio in and keep it current.
Import your properties
Upload a CSV or spreadsheet export from your property software. Columns are matched for you, you preview what will be added, updated or skipped, fix problems inline, and re-uploading updates instead of duplicating. Nothing is deleted.
Portfolio view
Filter your pools by certificate status and download the list as CSV or PDF.
Reminders and your calendar
Each property's manager gets reminders at 60 days, 14 days and on the day, with buttons to book an inspector or record a new certificate without signing in. A private calendar feed shows expiry dates in your own calendar app.
Landlord address book
Keep landlords and owners with their properties, notes and a timeline of inspections, quotes and invoices. Import or export a CSV.
Connect to your other tools
An import API lets Zapier or Make send properties in, and you can invite your usual inspector to PoolPreCert.
Comfortable to use
Dark mode, search across customers and properties, and a change history with undo.
Quick to use, easy to share
Open the app and see what needs doing.
Today screen
Open the app to your next job, call-backs, quotes waiting and expiries. Next-best-action cards suggest what to do next, a two-tap add and quick note are on every screen, and lists have swipe actions.
Customer link
Send a customer a private link to a page with their bookings, quotes, invoices and recorded certificate dates. No sign-in is needed, the link expires, and you can switch it off at any time.
Reports and exports
Pick a date range and look at quotes and invoices, jobs, completed inspections or certificate expiries, then download a CSV or PDF. Share the quotes and invoices report with your accountant by a private link, or take everything with you in one ZIP.
Chase less, book faster
Fewer expiry surprises.
Certificate expiry radar
On the Certificates page, email an owner a reminder to book, or press Book the next one to start the job yourself, for pools expiring or already expired.
Site notes and photos before you arrive
Keep gate quirks, access notes and pinned site photos with the property, and see them on the job and in the schedule before you get there.
One-tap call, text and directions
Call, Text and Directions sit beside each phone number and address on customers, jobs, the schedule and your request inbox. Text opens your own messaging app.
Smoke alarms and approvals
More of the rental paperwork in one place.
Smoke alarm tracking
For real estate agency accounts: record smoke alarm dates for each property on the Certificates page and get an email reminder to your team 30 days before each tenancy or on a date you set. We only keep and remind; we do not check alarms.
Quote approved records
Record on the property and the job that you approved a contractor's quote. The contractor sees the record in their app.
How it works
Add your properties
Create your rent roll with each pool, the barrier type and the landlord. Record each current certificate.
Check before each lease
Run the barrier checks in a few minutes at routine visits, fix what needs attention and keep the report on file.
Book a licensed inspector
Request an inspection from the property page or the certificate screen, using a preferred inspector or one from the directory.
The rules in brief
- Non-shared pool: a certificate must be in effect before a lease is entered into.
- Shared pool: give the tenant and pool owner a copy of the certificate, and make sure it's displayed. If there's none, lodge a Form 36 and the body corporate has 90 days.

Plans
Starter $49 a month (up to 100 properties) or Business $99 a month (unlimited properties, up to 15 staff), incl. GST. Both start with a 14-day trial, no card required, with no lock-in.
See pricing. PoolPreCert records inspections and requests; it doesn't issue pool safety certificates. Licensed inspectors issue certificates through QBCC as usual.
Common questions
Does a PoolPreCert check replace a pool safety certificate?
No. The self-check records what you check and helps you find problems early. Only a QBCC-licensed pool safety inspector can inspect a pool and issue a certificate.
Can I use the inspectors I already work with?
Yes. Save your preferred inspectors, including ones who are not on PoolPreCert (contact details only), and set a default inspector for each property.
How do certificate reminders work?
Record each pool's certificate and PoolPreCert reminds you at 60 days, 14 days and on the day.
Can I keep smoke alarm dates for my rentals?
Yes, if your account is set up as a real estate agency or property manager. Record smoke alarm dates for each property on the Certificates page and get an email reminder to your team 30 days before each tenancy or on a date you choose. PoolPreCert does not check or test smoke alarms and does not say whether an alarm complies; it only keeps your dates and reminds you.
How many properties can I add?
Starter covers up to 100 properties and Business is unlimited, at $49 and $99 a month (incl. GST). Both start with a 14-day trial, no card required.
How long does a pool safety certificate last for a rental?
QBCC says two years for a non-shared pool and one year for a shared pool, so a shared pool comes round twice as often. Record each certificate's date and PoolPreCert reminds you at 60 days, 14 days and on the day.
What do I give a tenant when the pool is shared?
QBCC says that when you lease with a current certificate you give a copy to the new occupier and to the pool owner (usually the body corporate), and display it as near as practicable to the entrance of the premises or the pool access. With no current certificate you lodge a Form 36, and the pool owner then has 90 days to get one. QBCC also says a Form 36 is not an exemption from keeping the barrier to the standard.
What are tenants responsible for?
The Queensland Government says tenants must keep the pool gate closed. QBCC says owners must keep the barrier to the pool safety standard at all times. Our tenant guide lists what a tenant can do between inspections.
Do I need a certificate before leasing a house with a pool?
In Queensland, a house with its own (non-shared) pool needs a pool safety certificate in effect before a lease is entered into. Shared pools have different rules: see our guide to leasing a property with a pool.
